Neither number is a comment on the owners. The people who choose this route tend to be thoughtful and financially careful. They fail for three specific reasons, and all three are fixable.
Gap 1: Exposure
This is the big one, and it is the least intuitive.
Buyer agents work from the Multiple Listing Service. It is the tool they use to find homes for the clients they already represent. If your home is not in the MLS, those agents are not looking at it, no matter how well it shows or how fairly it is priced.
Most traditional listing agents belong to one MLS. A single MLS leaves out whole pools of buyers. This is why we syndicate to three:

Gap 2: Paperwork
Oregon requires a specific set of seller disclosures. The most consequential is the roughly 15-page Seller's Property Disclosure Statement. If a buyer does not receive it, Oregon law can allow them to revoke their offer before closing.
A missing form does not usually announce itself. It surfaces during the buyer's review, after you have already taken your home off the market and stopped pursuing other offers.

Gap 3: Pricing and Negotiation
The third gap is the quiet one. Pricing a home requires knowing what has actually closed nearby, not what is currently listed. And negotiation is a skill that is difficult to practice in a transaction you only do a few times in your life.
